About Gary D. King
I got into the real estate business a few years after college, when I started leasing oil and gas minerals for Shell Oil Company in 1978. I produced excellent results for the company by leasing over 140,000 acres of property during a 3-year span, ranging from Southeast Colorado, Southern Kansas and Oklahoma.

When the oil boom of the early eighties screeched to a halt, I moved to Northern Virginia where I became a realtor, broker and worked for prestigious real estate companies like Prudential, Long & Tester and Weichert. After selling over 200 million dollars worth of real estate there, I decided to move to Maryville, Tennessee with his wife and daughter, and open King Realtors. I ran King Realtors for 4 years while starting Gary King Builders Inc.

When my parents became ill in 2002, I relocated to Northern Kentucky and became a broker there, while working for Huff Realty and Realty Executives. I eventually moved back to Tennessee and decided Knoxville was the place I wanted to permanently call home. I have become a certified Residential Broker (CRB), a certified Residential Specialist (CRS), Accredited Buyers Representative (ABR), and a Graduate of the Realtors Institute (GRI).

Steps to buying a home:
1. Inspect the credentials for a realtor to insure proper education, training and experience. There are several designations that realtors can achieve after licensing. 'Hire a buyer broker specialist.'
2. Ask your realtor to suggest several loan officers and banks to get prequalified. There is no penalty to your credit score by having several loan officers check your credit. After that, the loan officer will be able to suggest a loan program for you.
3. Save money and pay off debt.
4. Make a wish list of things you would like in the home. For example: number of bedrooms and baths, fireplace, garage, yard, etc. Remember, you may not get everything, you want. It depends on what you can afford.
5. Determine a specific area - geographic location.
6. Gather all your financial information for the loan officer.
7. Compute what house payment you feel comfortable with. Do not forget to include escrow in the payment. Escrow usually includes insurance and taxes.
8. Provide your realtor with your email address. Today's multiple listing services have email capability. Your realtor can email listings for you to approve or disapprove.
9. If needed, call the school system and find out what school district you want your child or children to attend.
10. At the contract, insist on a home inspection. Your realtor - 'Buyers Rep' - will make several suggestions
11. Think closing date - when would you like to move. Remember, house payments are made in arrears, so interest makes a big difference. Once again, I can explain in detail.
12. Have your loan officer or realtor explain what closing costs amount to and what they cover.

First Time Buyerís Guide to Buying a Home
1. Find a realtor who specializes in ìbuyer brokerageî and who is willing to guide you through the entire home buying process and explain such processes as you proceed. A Buyer Broker should:
Have a valid Tennessee Real Estate License
Have a lockbox keypad which will allow them to gain entry into all listed homes.
Be able to show you all listed homes.
Have at least 5 years experience and have ample credentials such as a GRI, CRS, CRB, etc.
2. Get prequalified with a lender. Being prequalified means you have discussed your financial information with a lender so they can determine how expensive a home you can buy and the loan program that best suits your needs. Your realtor can suggest several lenders to you.
3. Tell your realtor what type of home you are looking for and the area you most prefer.
4. Your realtor will access the Multiple Listing Service internet database and find listings which resemble the type of home you like. Your realtor can then schedule a tour for you so you may see the homes. This process can involve looking at many homes, but youíll eventually find a home you love.
5. Once you find the home you like, make an offer to the seller to buy the home. Your realtor will take care of the paperwork and go over the contract with you.
6. The offer is presented to the seller. They will either accept, counter, or reject the offer, which your realtor will explain all this in detail.
7. The house you choose is surveyed by a home inspector to determine if your house needs any repairs.
8. You meet face to face with the lender.
9. Time is of the essence is a legal term which means you and the seller will do everything within the contract to carry the contract to closing.
10. The house closes and you take ownership of your new home. Your realtor will explain the details, such as HUD 1.

Steps To Selling Your Home:
1. Spruce your home up, so that it is in top notch condition. *** email me and I will provide you with a check list.
2. Have a realtor help you determine your homes worth and the right marketing strategy for the highest sale.
3. Have a termite inspector examine your home and get a pest free certificate.
4. Have a home inspector examine your home and begin repairing the list.
5. Know the time frame you want your home to sell by and work with your realtor and marketing plan to do so.
6. Have you home professionally 'staged' to present to buyers.

A. Your buyer representation is free. They are paid by the seller at closing from the home is equity.
B. Your realtor should give you details on every aspect of the home buying process.
